Our team is comprised of individual strengths to cover all facets of property management including the start of the tenancy, during the tenancy and the end of the tenancy. This leads to a streamlined and efficient management operation which is favored by property investors because it maximizes communication, service standards and ultimately, the income made on their investment properties.

Instead of 1 property manager, all owners effectively have the knowledge, experience and service of 4 dedicated property managers.

The management of an investment property comprises of three main sections: the Start of the tenancy, During the tenancy and the End of the tenancy.

Starting the Tenancy:

Christina is our leasing consultant here at Toowoomba City Realty. Christina is the primary point for the marketing of your investment property and will guide you through our 5 key advertising points to maximise your rental return.

Utilising our new software “Inspect Realestate”, Christina will liaise with all prospective tenants from the open house through to the application process. Christina will conduct thorough background checks of all prospective tenants ensuring that we find the most suitable tenant for you property.

During the Tenancy

Lease Renewals, Routine Inspections and Maintenance form an integral part of property management.

Gracie Wicks is an experienced administrator quickly promoted to Property Manager for her professionalism and enthusiasm in all things real estate. Gracie has a fantastic eye for detail and can project manage your repairs from minor refurbishment to a full renovation.

Sharna Millar will guide you through the lease renewal process, providing you with information on the current market conditions and average median rental projections giving you the options to renew or end the lease to maximise your investment return.

Both Sharna and Gracie will monitor your property with regular routine inspections providing a clear concise report with colour photos on not only the tenants living conditions but also any maintenance required or renovations to consider in your maintenance plan.

Ending the tenancy

Rebecca Fogarty has over 10 years experience in property management and conducts most vacate inspections to assess the tenants Bond refund. This process can involve mediation and negotiating on your behalf, insurance claims and court representation.

Rebecca is also our accounts administrator, managing your financial enquiries and tax depreciation questions.
